Vernal City recently created a new zoning category to assist with downtown development. Vernal City Manager Quinn Bennion explains that the newly created mixed-use zoning (MXD) enables more flexibility for properties to function with both commercial and residential uses. The MXD zone encourages residential construction while allowing commercial or offices as well – usually on the street level. “The MXD zone aligns with the Downtown Vernal Plan and the ideas for the vacant lots in the downtown area,” shares Bennion. “Currently a property is zoned commercial or residential. These zones only allow for other uses in special situations or limits the amount. The MXD zone enables a property to function as both commercial and residential. The new zone should be used in appropriate locations near commercial centers and not in primarily residential areas.” It’s also important to note that the creation of a mixed-use zone does not change or alter any current zone as a property owner must apply for the MXD zoning designation.
